A: We provide a free “Project Assessment” meeting where you as the client and our team get a chance to evaluate your project together. This also gives you the client an opportunity to get a better understanding of how Align Developments could serve your project needs. A: Yes, with a growing portfolio of projects of varied scope we would love to share with you how Align Developments can meet your project’s needs. A: Yes. We carry industry standard $2 million commercial liability. We are licensed in both Cochrane and Calgary, as well our staff are fully covered by WCB. A: This depends on the scope of the work and Align Developments involvement. Typically we can facilitate the process that will establish the need for a permit and at that point decide who is responsible for pulling the permits if required. A: Yes, this presents particular challenges to the construction phase as it becomes a higher priority to protect the site, clean the site and communicate. Different stages of a construction project are disruptive in different ways. We can provide referrals that reference our ability to manage the needs of the client in this type of a situation. A: Absolutely! This process is centered on you the client. We respond and direct the design process around the individual needs of every client. A: Align believes in adaptability. If the client is looking to get involved we can adapt to the specific requests. If client involvement will effect insurance coverage or scheduling it is our responsibility to make the client aware of these areas and plan accordingly. A: Construction is a process made up of many parts, each happening at their own specific time. As a result the Align team with be the consistent faces on the job managing the trades as scheduled. A: This is always important, even if you aren’t comfortable sharing this number honestly at first. We have a track record of accountability with client provided budgets and create scopes that reflect the priorities of the project as they fit in the budget. As a result it is not uncommon to have finished projects come in under the initial project budget. A: As each project is different this is wildly variable. But here are some simple timelines: Preconstruction planning: 4-12 weeks Basements Construction: 8 weeks Main floor Renovation Construction: 4 months Bathrooms: 4-8 weeks Outbuildings Construction: 2-4 months Additions: 4-6 months A: During preconstruction planning the goal is to eliminate as many of these variables as possible while they are still inexpensive to change. If changes occur later in the project we stop work around the scope change and have a variety of processes for dealing with Change Orders to ensure accountability to the overall project before completing the changes. A: We have a number of faces on our team that each have different roles from Project management, Site Supervision and labour on site. We look forward to introducing the specific members of our team when we begin a project together. A: Align facilitates a number of areas of scope depending on the scope of the project. A: You the client are in the drivers seat. If work is required to stop at any time this can happen we have specific line items in our contractual agreements that layout the terms of these stops and how they affect both client and contractor. A: Align Developments has been in business for over 8 years. Align Developments has 14 years’ experience in the industry. A: Depending on the type of agreement between client and contractor final pricing can be handled in a number of ways from Firm quoted pricing or allowance based pricing that is billed as Cost Plus. Both systems offer advantages and disadvantages to the contractor and client. Each project is different and we would be happy to explain this to you during a “Project Assessment Meeting”. A: We can work with you and recommend areas where it would be advantageous to supply materials for the project. A: Yes A: If a bathroom is available we can work out the terms of bathroom usage during the project. If not available there are other options we can explore together.
